Key regulations under National Building Regulations (SANS 10400 & SANS 10407) enforced by Mangaung Municipality:
– Building plan approval is mandatory – All thatched structures (including lapas) need approved plans from the municipality’s Building Control department BEFORE construction or any alterations. Even small lapas require this, especially if attached to your house or over certain sizes. No approval? You risk fines, removal orders, or insurance issues.
– Size limits & boundary distances (critical for fire safety):
Lapas with roof plan area ≤ 20 m² → Can be as close as 1 m from the boundary (overhang not closer than 0.5 m), but only if other conditions are met (e.g., boundary wall at least 300 mm above the roof’s lower edge).
Larger lapas (> 20 m² roof area) → Must be at least 4.5 m from any boundary to prevent fire spread to neighbours.
